We recognise that different landlords have different needs and this is why we tailor our services to our clients. If you are a confident landlord and you feel comfortable with managing your own property then our "only let" service is the one for you. However, some elements of our "complete management" service may appeal to you and a service can be tailored made for you.

Pricing Schedule

> Only Let Service

Meeting you at the property is the first step to letting your home. We will listen to your requirements regarding the letting of your home as we know that every home and let is different. We will discuss with you the monthly rent, providing guidance where necessary with rental figures, advising you of the likely rent the property is to achieve. If appropriate, will advise you of any improvements that could enhance your property enabling increased demand.

We will also be able to advise you on any certificates required, complying with current regulations. Full letting particulars will be prepared for advertising. Rooms will be measured and a selection of photographs both internal and external will be taken to show all potential customers the best aspects of your property.

> Viewing

Appointments for prospective tenants will be arranged by us, at a convenient time to suit both clients. Viewing will be accompanied by a representative of Lookatme1st.com, should it be required. Once a suitable tenant had been sourced, as a landlord you may choose to meet them to ensure that you are happy with our choice prior to lease signing.

> Tenants

It is essential that prospective tenants are vetted when appropriate, checks with employment and previous landlords references will be applied for and credit checks completed for your own peace of mind.

> Tenancy Agreements

Once references have been approved, a tenancy agreement will be prepared for a period of 6 or 12 months as a minimum. Should you require additional clauses/information to be placed in the lease then these will be added for you. The agreement will be signed by the tenant(s) and by us on your behalf.

In addition to our Only Let services, landlords may utilise the following services. Additional fees will apply for these services, please see our pricing schedule for details.

> Inventory and Schedule of Condition

It is important to prepare a detailed inventory and schedule of condition of the property on move in to avoid any disputes at the end of the tenancy. We can arrange for this service to be undertaken by us and arrange for us to "move in" your prospective tenant on the first day of occupation by your tenant.

This includes: showing how to use heating systems, where water stop cocks are located, electric breaker switches and details on how to use them, how to use shower units (where applicable) etc. This move in inspection will taken approximately 1 hour and will cover all aspects of your home. Meter readings will be taken at this time and will be called into your chosen utility companies providing details of your new tenant.

> Deposit Protection Scheme

In accordance with new legislation all Assured Shorthold Tenancy agreement deposits must be protected. We are members of the Deposit Protection Scheme (DPS). We are able to place deposits under the protection of this scheme and issue to relevant paperwork/certificates to ensure that Landlord’s comply with this law.

> Interim Inspections

These inspections will be carried out on a 3 monthly basis, thus ensuring that your tenant keeps your property in a good condition. Should any maintenance items become apparent during these inspections, we will advise you of this. A report will be forwarded to you if applicable.

> Move Out Inspections

When your tenant moves out of your property, we can arrange for a move out inspection to take place. The property will be checked against the Inventory and Schedule of Condition and any discrepancies that are found can be dealt with accordingly.

> Rent Collection

Unlike other agencies we do not take rent into our own account prior to forwarding to you. Your tenant will pay you directly into your chosen account, all we ask is that you contact us if you have a problem with rent being paid into that account so that we can chase the payment on your behalf.

> Lease Renewal

When the first fixed term of the tenancy comes to its end you may wish to renew your lease with your current tenant, if you would like to do so, then we can arrange this for you. If a rent increase is appropriate we will complete this for you.

> Management Service

Our full management service is all of the services listed above. During our service, we will co-ordinate any maintenance issues that may arise, liasing directly with the tenant and you, ensuring contractor repairs are carried out quickly and cost effectively. Should the item be beyond £300.00 we will ensure you receive 3 quotations where possible to ensure value for money.

> Vacant Property Service

At the end of the tenancy, many properties will remain empty for a varied period of time before a new tenant can be found, to ensure the best possible appearance of your property, why not take advantage of our vacant property service. This service will provide your property with a gardener who will take care of the garden to include weeding and grass cutting and will provide your property with a "sparkle clean" on the inside, keeping the property within a fresh condition. This service is has been well received, especially for those landlords who are not residing within the UK.

This service also provides your insurance company with the knowledge that the facilities within the unit are being checked on a regular basis. It is also peace of mind for the landlord to know that the property is being looked after while empty. Prices for this service are available on the pricing schedule.

> Safety Regulations

In accordance with the 1998 Health and Safety Act, all gas appliances within the property must be services and safety checked on a annual basis by a "gas safe" engineer.

The electrical installation and any appliances must be safe to use, All electrical appliances must be PAT tested on an annual basis.
