USAF MILITARY PERSONNEL: As our services are specific to you, unlike other agencies our services are free of charge to prospective tenants. Should transportation be a problem, then we will be able to provide you a collection service specifically for you. You will be collected from your chosen location i.e. RAF Lakenheath, Mildenhall or Feltwell and will be escorted to your home viewing of your choice from our property listings.
In order to us to assist you, please contact us with details about yourself and about the accommodation you will require, our specialists can then search our database for you to find a suitable property that you may wish to view.
Finding that home! It is a safe option to start to look for your new home approximately 30 days prior to your chosen move date, as this gives you ample time to find that new home and to reserve this property and to get all necessary paperwork completed. When you have found your home of your choice, when appropriate, employment and previous landlord’s references will be required and applied for and in addition credit checks will be completed prior to signing of the lease. If you are self-employed, we will need to contact your current accountant also.
Please make the above personnel aware that we shall be contacting them in due course reference your proposed tenancy agreement.
Our tenancy agreements are granted with a minimum term of 6 months.
Viewing can be arranged at a time to suit you, including evenings and weekends. A member of Lookatme1st to assist you with your viewing will accompany you. They will answer any questions you may have about the home or the surrounding area.
If you decide that you would like the home of your choice, you will need to reserve it by payment of a "holding deposit", this is usually equivalent to 2 weeks rent. If the tenancy is completed then the "holding deposit" is deducted from the monies due by you prior to moving in. However, if you decide not to go ahead with the tenancy or fail to provide complete and accurate information in your application or references prove unsatisfactory, then the "holding deposit" will not be refunded.
When applicable, tenants will be asked for the following documentation to assist with your credit check. All documents must be less than three months old.
- Utility Bill
- Full Driving License (photocard or equivalent)
- Passport
- Council Tax Bill
- Mobile/Landline Phone Bill
You will be required to provide the agreed sum of rent and deposit prior to taking possession of your chosen home.
The deposit will be held within the Deposit Protection Scheme (DPS), until departure of the home. It should be noted that deductions would be made from the deposit, subject to final inspection of the property. Any discrepancies will be discussed at this inspection.
Rent is payable monthly in advance and the preferred method is by bank standing order.
Application fees when applicable, is £50.00 including VAT which is non-refundable for first tenant and subsequently an additional £30.00 is payable for additional tenant which is also non-refundable.
