Meeting you at the property is the first step to letting your home. We will listen to your requirements regarding the letting of your home as we know that every home and let is different. We will discuss with you the monthly rent, providing guidance where necessary with rental figures, advising you of the likely rent the property is to achieve. If appropriate, will advise you of any improvements that could enhance your property enabling increased demand.

We will advise you on certifications and current regulations when required. Full letting particulars will be prepared for advertising, this will be forwarded to you for clarification and verification before proceeding. Rooms will be measured and a selection of photographs both internal and external will be taken to show all potential customers the best aspects of your property.

A breakdown of our unrivaled services

Let Only Management Service

Maintain the control by utilising our Let Only Service. As part of this service we will advertise your home and erect an advertising board. We will undertake viewings at your request only, if not, co-ordinate viewings with the landlord and tenant at convenient times. We can also prepare the lease agreement.

Partial Let Management Service

Its a service that we offer like no others...Use our only let service but include 3 monthly checks for your peace of mind (fees apply per inspection). This gives you the freedom to manage your own property but with the added convenience of us undertaking regular home checks with a report - we know your time is precious!

Our Partial Let Service includes everything from our Let Only Service with some extra additions. We will undertake a Move-In inspection for you and contact the utility companies on your behalf.

Full Let Management Service

Included is everything from the Partial and Let Only services, along with everything you will need from a letting agent. Prior to move-in we’ll dust the home so it is prepared for the new tenant. We’ll carry out an Inventory and Schedule of Condition and take a series of photographs with the Move-In inspection. We’ll contact the utility companies on your behalf; carry out quarterly checks and provide you with a report after each check.

Throughout the tenancy we will assist Landlords and Tenants with any questions or emergencies, and there is a 24/7 maintenance service on call. We will co-ordinate any maintenance issues that may arise, liaising directly with the tenant and you, ensuring contractor repairs are carried out quickly and cost effectively. Should the item be beyond £300.00 we will ensure you receive 3 quotations where possible to ensure value for money.We will also process the lease renewal, arrange the Rent collection, carry out the following inspections: Move-In, Interim, Pre and Final. Away From Home Let Service

If you are going to be away from home for a period of time we can look after your property for you. We will provide 24/7 maintenance and management alongwith 3 monthly checks. Take back the management on your return - it's as simple as that!

Inventory and schedule of condition

It is important to prepare a detailed inventory and schedule of condition of the property on move in to avoid any disputes at the end of the tenancy. We can arrange for this service to be undertaken by us. It is important inventories are undertaken within 7 days of move in.

Vacant property service

At the end of the tenancy, many properties will remain empty for a varied period of time before a new tenant can be found, to ensure the best possible appearance of your property, why not take advantage of our vacant property service. This service will provide your property with a gardener who will take care of the garden to include weeding and grass cutting and will provide your property with a "sparkle clean" on the inside, keeping the property within a fresh condition. This service is has been well received, especially for those landlords who are not residing within the UK.


Viewing

Appointments for prospective tenants will be arranged by us, at a convenient time to suit both clients. Viewing will be accompanied by a representative of Lookatme1st.com, should it be required. Once a suitable tenant had been sourced, as a landlord you may choose to meet them to ensure that you are happy with our choice prior to lease signing.

Tenants

It is essential that prospective tenants are vetted when appropriate, checks with employment and previous landlords references will be applied for and credit checks completed for your own peace of mind.

Tenancy agreements

Once references have been approved, a tenancy agreement will be prepared for a period of 6 or 12 months as a minimum. Should you require additional clauses/information to be placed in the lease then these will be added for you. The agreement will be signed by the tenant(s) and by us on your behalf.


Move-in inspections

Along with conducting an Inventory and schedule of condition our representatives also complete a move-in inspection.

This includes: showing how to use heating systems, where water stop cocks are located, electric breaker switches and details on how to use them, how to use shower units (where applicable) etc. This move in inspection will taken approximately 1 hour and will cover all aspects of your home. Meter readings will be taken at this time and will be called into your chosen utility companies providing details of your new tenant.

Interim inspections

These inspections will be carried out on a 3 monthly basis, thus ensuring that your tenant keeps your property in a good condition. Should any maintenance items become apparent during these inspections, we will advise you of this. A report will be forwarded to you if applicable.

Pre-inspections

30 days prior to your tenants departure, we visit your property with an all important checklist.

We walk around the property and ground and inspect for any damages or repairs. We also provide the tenant with a comprehensive guide on cleaning - thus leaving your home clean and tidy when they leave.


Final inspections

On movement of your tenant, we will be there on this all important inspection. Our reps will use the pre-inspection list walk around the home, checking for cleanliness, damage and any other issues found. They'll annotate any damage and discuss any details with the tenant, thus ensuring all parties are in agreement prior to deposit refund. By undertaking this service only two disputes have been initiated within a two year period, both will full refunds to landlords. An exceptional service, thus saving time and stress.

Rent collection

Unlike other agencies we do not take rent into our own account prior to forwarding to you. Your tenant will pay you directly into your chosen account, all we ask is that you contact us if you have a problem with rent being paid into that account so that we can chase the payment on your behalf. You keep the interest on your money!

Lease renewal

When the first fixed term of the tenancy comes to its end you may wish to renew your lease with your current tenant, if you would like to do so, then we can arrange this for you. If a rent increase is appropriate we will discuss and complete this for you.


Moving agents

If you feel your current agents are not taking care of your home as you would like give us a call as we can assist.

We can liaise with your current agents and tenants in getting your home to us. So sit back and relax while we do all the leg work!

Safety regulations

In accordance with the 1998 Health and Safety Act, all gas appliances within the property must be services and safety checked on a annual basis by a "gas safe" engineer.

The electrical installation and any appliances must be safe to use, All electrical appliances must be PAT tested on an annual basis.

Deposit protection scheme

In accordance with new legislation all Assured Shorthold Tenancy agreement deposits must be protected. We are members of the Deposit Protection Scheme (DPS). We are able to place deposits under the protection of this scheme and issue to relevant paperwork/certificates to ensure that Landlord's comply with this law.
